Pike Station
Situated on a corner site in the commercial core of Madrona, Pike Station will be an exemplary sustainable community for residents and the neighborhood. Each of seven live/work units has a 500+ sq. ft. retail space opening onto the sidewalk. The units have private rooftop decks, for urban agriculture and 2 bed/2ba living spaces. The building’s orientation creates a community courtyard allowing south light into each live/work unit, nurturing a living wall. The property owner, an artist, seeks to create a community of artists, artisans, environmental activists, and architects.
The project seeks to return the landscape to pre-development standards through increased groundwater recharge with permeable paving, cisterns, and a living wall for greywater reuse. Irrigation water is collected from roof decks, and stored in underground cisterns to service rooftop irrigation and fill day tanks for toilet fixtures and laundry appliances. All greywater is collected and sent through filtration planters surrounding the courtyard. Photovoltaic arrays provide the project with power generation for community lighting. Additionally, each unit is pre-designed to accommodate photovoltaics and incorporates energy efficient building assemblies to reduce heating/cooling loads. Working with a combined development/construction team, quality and local materials can be thoughtfully selected.
