2026 East Madison Mixed-Use Building
2026 E Madison promotes a revitalized urban identity for the emerging Madison-Miller neighborhood, an enclave situated between Seattleās Capitol Hill and Madison Valley neighborhoods.
A six-story apartment building located at a prominent corner on a major arterial connecting Madison-Miller to downtown Seattle, 2026 E Madison seeks to address the simultaneous challenges of connecting an auto-oriented commercial strip and a tranquil residential neighborhood; encouraging public activity while maintaining residential privacy; and sensitively managing a disparate building scale within an existing fabric.
A series of pass-throughs at street level leading to the courtyard serve as the primary generative device, marking transitions between program elements, modulating the building mass, and providing additional public space at street level and access to the central courtyard.
The interplay of different unit types establishes an intermediate building scale, responds to the differing character of the surrounding streets and imparts a refined grain to the larger building.
Situational responses along the street edges generate a fine grain scale at the pedestrian level while also expanding upon the ambitions of an adjacent development to create a larger and more recognizable urban center.
