11th & Pike Mixed-Use Building

11th & Pike is located in the heart of Seattle’s Pike-Pine neighborhood adjacent to two companion projects, the Piston and Ring Building and Agnes Lofts. Collectively, the projects provide a mid-block pedestrian path through the block.
With large windows and simple massing, the proposed building takes its cue from the neighboring early twentieth century mercantile structures. Its simple form has 5 bays joined at the top and bottom to form a single projecting element on the street facade.
By preserving and renovating the two-story structures to the east, the design team maintained the openness of the site above the commercial level. The arrangement of the residential units takes full advantage of this opportunity, providing neighborhood or city views from the majority of units.
The walkway on the north completes a mid-block pedestrian link with the commercial spaces of the existing Piston and Ring Building on 12th. Large openings at ground level allow the retail spaces to spill onto and enliven the adjacent outdoor spaces.
Infill projects like 11th and Pike preserve and enhance the character of the adjacent urban fabric, bringing new life to neighborhoods and allowing them to change incrementally over time.
