Our communities change over time, our families change, we start businesses, sometime we downsize and sometimes we need more space. The single family home should allow for adaptation to changing families, changing economics, and changing neighborhoods. This home can function up to three units on one standard Seattle lot. It increases the density and diversity of the neighborhood. With simple modifications it satisfies multiple scenarios.
Starter Home Scenario & Multiple Tenant Scenario: The home functions as a starter home with a separate rental unit(s), the client takes either the large unit or the smaller prefab unit. The prefab unit allows for economy of scale and easy replication. It is the seed structure for the larger house. The larger unit has up to 3 bedrooms, 1.5 baths, a small multipurpose space, and rooftop terrace. The large unit is 1,332SF with 400SF of covered terrace. The small prefab unit, a 2 bedroom 1 bath home in 932SF. The house can function as 3 distinct rental units with a shared common entry (one office space & two residential units).
Large Family Scenario: The house completely changes when the small demising wall is torn down. The whole home can accommodate up to 5 bedrooms in this configuration, 2,264SF.
Family with Home Business Scenario: One of the owners decides to start a small business. The multipurpose space at the front of the prefab unit fulfills this need up to 450SF.
Empty Nest Scenario: The children move away and space requirements loosen. The parents take the first floor, the upstairs becomes a guest wing. The multipurpose room becomes the hobby shop / art studio.
Multiple Generation Scenario: The owners need even less space now and want a friend close by, they move into the single level unit, the demising wall is brought back, and one of the children can move into the large unit with the grandkids.
